Also, many people wonder what factors would affect the products, would better credit score would imply better offers? Let’s discuss Loan to Value (LTV) and products in the UK mortgage market.

1, What’s Loan to Value?

The Loan-to-Value (LTV) ratio is a critical factor in the mortgage market, as it determines the size of the mortgage relative to the property’s value, expressed as a percentage. It significantly impacts the types of mortgage products available, interest rates, and eligibility criteria. For example

  • Property value: £200,000
  • Deposit: £20,000 (10%)
  • Mortgage required: £180,000
  • LTV = (£180,000 ÷ £200,000) × 100 = 90%

A lower LTV (e.g., 60%) indicates a larger deposit or more equity, while a higher LTV (e.g., 95%) means a smaller deposit and higher borrowing.

2, What factors would determine the product offers?

UK lenders typically categorize mortgage products into LTV bands, often in increments of 5% (e.g., 60%, 75%, 80%, 90%, 95%). Each band affects the availability of products, interest rates, and terms. A satisfactory credit score would be essential to get a mortgage, but LTV is the key main factor in determining the products for most high street lenders. A higher credit score will not give you better products. Borrowers with a higher deposit, eg, 40% or more would be considered low-risk by lenders.

3, What kinds of products are available?

  • Products Available:
    • Fixed-rate mortgages: Highly competitive 2-year or 5-year fixed rates. Would remain fixed during the period, regardless market up and down
    • Tracker mortgages: Often linked to the Bank of England Base Rate, can reflect the up and time more timely. 
    • Green mortgages: Some lenders, like Barclays, offer incentives (e.g., cashback) for energy-efficient properties (EPC A or B) 

Products can be mixed of above, eg, fixed 2 year green product.

4, What can I do when my fixed rate products mature?

When your fixed-rate mortgage matures, you’ll typically have several options 

A, Product transfer or stay with existing bank: In general three months before your fixed rate product mature, you can renew the product with existing lender, without providing any income evidences. It’s the fastest and most convenient way. 

B, Remortgage with a New Lender: Explore remortgaging with a different lender for better rates or terms. This involves a new application process, including credit checks and affordability assessments. Be mindful of exit fees from your current lender and setup costs for the new mortgage.

C, Revert to Your Lender’s Standard Variable Rate (SVR):If you don’t choose a new product, you’ll likely default to your lender’s SVR. This rate is typically higher and more expensive, so it’s often not the best long-term option. If clients are planning to sell the property shortly, it’s good to doing nothing to avoid the early repayment charge.

4. 當我的固定利率產品到期時,我可以做什麼?
當您的固定利率抵押貸款到期時,您通常有以下幾個選擇

A. 產品轉換或續留現有銀行:
一般在固定利率產品到期前三個月,您可以與現有貸款機構續約新產品,無需提供任何收入證明。這是最快、最方便的方式。 

B. 與新貸款機構重新抵押:
探索與其他貸款機構重新抵押以獲得更好的利率或條款。這涉及新的申請流程,包括信用檢查和財務能力評估。注意現有貸款機構的退出費用和新抵押的設立成本。 

C. 轉為貸款機構的標準變動利率(SVR):
若您不選擇新產品,抵押貸款將默認為貸款機構的標準變動利率。此利率通常較高且費用較貴,長期來看並非最佳選擇。若客戶計劃短期內出售物業,則可選擇不採取行動以避免提前還款費用。
