people buy their first house. - What is a Joint Borrower Sole Proprietor mortgage?
A JBSP mortgage allows someone (e.g., a parent or family member) to join the mortgage
application to boost affordability, while only one person (the sole proprietor) owns the
property. For instance a fresh graduate may add his/her parents as borrowers. On the
other way round, a semi retired parent may have high income children for help. It’s
commonly used by first-time buyers who need help from parents or relatives to meet
lender affordability criteria. - What would be mortgage tenor?
Like usual case, it’s up to elder borrower age 75. - Does the joint borrower own the property?
No, the joint borrower (e.g., a parent) doesn’t have ownership rights; only the sole
proprietor’s name appears on the property deeds. - Are both parties responsible for repayments?
Yes, both the joint borrower and sole proprietor are legally liable for the mortgage
payments, even if only one lives in the property. - How does a JBSP mortgage help with affordability?
The joint borrower’s income is considered by the lender, increasing the amount that can
be borrowed, even if they won’t live in or own the property. - Can the joint borrower have their own mortgage elsewhere?
Yes, but it may affect their affordability assessment for their own mortgage, as lenders will
factor in their JBSP liability. - Are both borrowers required to live in the to be mortgaged property?
The joint borrower may live elsewhere. If they are living in the same house, they would be
required to sign the occupancy waiver form, in order to declare that they have no right on
the property. - What relationship would entitle the JBSP?
As long as there is an existing relationship this would be acceptable to us. Therefore,
same sex and opposite sex partners would be acceptable. - Can the joint borrower be removed later?
Yes, if the sole proprietor’s financial situation improves, they can refinance the mortgage
in their name only, subject to lender approval. - Which lenders offer JBSP mortgages in the UK?
Not all do, but some major lenders like Barclays and Skipton. However, HSBC and
Halifax do not have this options at this moment. Availability depends on their criteria at
the time.
